      <description>&lt;p&gt;My second mortgage was purchased by CCO. I received a letter saying that it was my responsibility to call them to set up billing arrangement but not to call them right away. Call them some time in the future (unspecified when). I called them and asked how to set up direct deposit. They said they would send me paperwork. I asked if most people pay by direct deposit and they said yes. So I said why not include paperwork in original letter? They had no response.&lt;/p&gt;
&lt;p&gt;I received paperwork and returned it immediately. Two months later I start getting phone calls every two hours from CCO telling me I am in arrears. These phone calls are from a call center in Maryland, but no one there speaks English. They all wanted me to give them $684 over the phone. I refused and asked for an 800 number. The number they gave me was not on the CCO website, so I refused.&lt;/p&gt;
&lt;p&gt;I call CCO to tell them someone is impersonating them. They say that the callers may be &quot;agents&quot; or may not. I asked how come they were not withdrawing...&lt;/p&gt;... </description>

      <description>&lt;p&gt;&lt;strong&gt;Refi related:&lt;/strong&gt; Here in NH, I locked in a 15 yr. refi the last day of Dec. '08 and closed in Mar. '09. During this period, it seemed the NH office that we were dealing with was woefully understaffed, which made responsiveness an issue. However, balance that piece with us obtaining a &lt;strong&gt;15 yr. refi rate of 4.375%&lt;/strong&gt;. Thus, I usually had no issue with having to make more calls than I was used to doing, in order to make sure things were tracking well. I did have to push to ensure that I locked at the above mentioned rate; again, one individual was being besieged with handling refis, and CCO had not yet gotten him additional staff to reduce his considerable (18 hour day) workload. On the day of closing, we were to close at 6:30 pm at our house, and CCO didn't get the last piece of paper to the closing agent until 3 pm, which was interesting.&lt;/p&gt;
&lt;p&gt;Yes, CCO could have been better at providing me more timely updates. I like having information at my disposal, but once I found out about the staffing piece (remember...&lt;/p&gt;... </description>

      <description>&lt;p&gt;After being on time for every payment, even a year after unemployment (tier 1 auto engineer) I get the run around each time I call them about a modification.&#160; My neighborhood has the highest rate of default and repossession in SE Michigan and you would think they'd be happy to work with me on payment arrangements...Instead I've been given different information each time I call and getting nowhere.&lt;/p&gt;... </description>

      <description>&lt;p&gt;We just bought our first house and we got our mortgage through CCO Mortgage.&#160; SInce day 1 we have had nothing but bad experiences.&#160; We went through Citizens Bank, and the representative that we worked with was not knowledgeable, often lied to us about the&#160;status of things, and never answered her phone or returned calls.&#160; Everything is done at the absolute last possible minute which caused us to almost miss our mortgage contingency date, and we did not close on time, even though we were assured over and over that we would (although I know this is common).&lt;/p&gt;
&lt;p&gt;But thats not even the beginning.&#160; We closed on our house at the end of May, so our property taxes were coming due very soon. Therefore, the July installment was paid at closing, and we also put extra money into our escrow account.&#160; Well, without receiving a bill, CCO Mortgage requested from our town's tax collector to know how much our taxes were, and then paid them AGAIN, with our escrow account.&#160; Well obviously there wasn't enough...&lt;/p&gt;... </description>

&lt;p&gt;The latest scam that CCO appears to have subscribed to is to report payments by US mail  as being late. This positions themselves to charge late fees to those account  holders, when factored exponentially, adds up to substantial  additional cash on the books.&lt;/p&gt;
&lt;p&gt;This is simply the most piss-poor run operation of its kind that I have had the displeasure of associating with having  consistently unhelpful and argumentative support. They tout an online payment  option, but I can't find it when I log into my account.&lt;/p&gt;
&lt;p&gt;This month they tell me my payment has never been received. (this is the  second time) After massive negotiating, they agreed to remove the late fee. Nevertheless the  issue remains; they are seemingly holding back from posting timely payments so that  they accrue additional revenue from late fees.&lt;/p&gt;
&lt;p&gt;If you have a similar issue occurring, please email me at  rugjunkie@hotmail.com&lt;/p&gt;
&lt;p&gt;If this is a widespread issue without legitimate cause, I will initiate a  class action.&lt;/p&gt;

      <description>&lt;p&gt;How about this story - I don't see what my mistake is.&#160; We have had a mortgage with CCO since 2003.&#160; Had our payments and extra deducted every month.&#160; No problem until the very end - their collections office has called us 3 times and sent us one letter claiming that we have a late payment and they will report us/have reported us to the credit bureaus. Why?&#160; Because our final payoff amount was last month and was less than our regular payment amount.&#160; They did not deduct it from our Charter One checking account as they have since 2003.&#160; They did not send us a letter telling us to make the final payoff separately.&#160; Just phone calls and a letter accusing us of a late payment and threatening reporting us to the credit bureaus.&#160; Eventually I spoke to customer service who figured out the problem, asked me to send a check in by mail for the final payoff.&#160; I went to the post office within half an hour to send the check by certified mail. Then the next day - another phone call from the collections...&lt;/p&gt;... </description>

      <description>&lt;p&gt;Inept and rude: these two words best describe the CCO Mortgage experience. They twice failed to submit the necessary yearly homeowners insurance payment which comes out of my mortgage, despite the fact that I called them repeatedly to remind them and ensure they had the correct address (they had the address, they just chose to send the payment to the wrong one). Their latest snafu was to withdraw a mortgage payment twice over the course of two days; the second withdrawal caused the account to be overdrawn. When I contacted them to fix the problem because they continued to attempt withdrawal of the second, unnecessay payment) their customer service reps were idiots -- rude, abrasive, not attentive to the details fo the situation...Managers were worse. They are always &quot;in a meeting.&quot; They never return phone calls. I left message for three or four; not a single call back desite my daily followups. I even called corporate headquarters -- still could not get a response. I even lodged complaints...&lt;/p&gt;... </description>

      <description>&lt;p&gt;We finally scraped enough to pay off our mortgage.&#160;&#160; I called for instructions, they gave me the payoff amount and wiring instructions, so I wired the funds.&#160;&#160; They wouldn't apply the funds to my account for over a week, and refused to send a deed release untill I paid extra interest plus a document processing fee which is not in the loan terms.&#160;&#160;&lt;/p&gt;&amp;#13;
&lt;p&gt;I made several phone calls to resolve the extra interest payment they wanted, and here is the really strange part, each person would give me a different figure on what they wanted me to pay, to finalize.&#160;&#160;&#160; Most of the figures were around 1.5 greater than a regular month's interest payment.&#160;&#160;&lt;/p&gt;&amp;#13;
&lt;p&gt;Thinking I must be missing something, I went back and reviewed my payments and sure enough, I had fully paid all the principal and interest up to the payoff date when I wired the final funds.&#160;&lt;/p&gt;&amp;#13;
&lt;p&gt;I can only wonder how many people are being ripped off by CCO Mortgage, because they don't think they can fight it, and end up just paying whatever to...&lt;/p&gt;... </description>

      <description>&lt;p&gt;i have all my accounts checking. saving. retirement&#160;.and mortgage with citizens and was very happy with the service had a loan with citizens bank for past 7 years never had any problems,never late on my payments,&#160;refinanced with cco to get better rate, poor customer service they hang up on you after you hold for 20 minutes keep calling loan officer never answers your call,call loan processor she never calls you back,and when you get a hold of them no apology ,&#160;inept,inefficient ,wrong numbers on loan uptil the day of closing, after agreeing on closing amounts i got a call 1 hour prior to closing giving me different higher numbers .....and the excuse is we usually dont know the final numbers until the paperwork goes to closing attorney and we had a miscalculation?i believe when banks buy other banks and get bigger the customer gets lost and becomes another small dot in the big banks pile of paperwork ....very disapointed&lt;/p&gt;... </description>

      <description>&lt;p&gt;I have been attempting to work out a modification on my current CCO Mortgage due to a divorce and now have a single income.&#160; I would be able to afford lower payments if they would switch the loan back to a 30 year instead of the 15 we had as a couple.&#160; They did not approve me for a modification; but threatened to foreclose unless I signed a re-payment plan.&#160; I have been struggling with the higher payments for 5 months and called to work out another re-payment plan and was told I could not qualify for a modification while on this repayment plan.&#160; So if I stop the repayment plan...then I will be eligible??&#160; OK..so I asked the same day that my payment was due (which I did not have enought to pay) if they would send me the paperwork for the modification stating a hardship....(this was the 3rd time I had filled out this paperwork....and 2 weeks later I did not receive any documents.&#160; So i called back to have them send out paperwork and they did not know why I didn't receive the others....and...&lt;/p&gt;... </description>

      <description>&lt;p&gt;I reciever an automated call Fromm CCO Mortgage stating I had not made my monthly payment. When connected with a customer service rep, I told her I had attempted to make my online payment on Friday, however the system stated it was down and I should try again later. I logged&#160;in on Saturday and made the payment, which was actually the due date. I printed out the verification. The rep proceeded to tell me they had no record of my being online either day, inferring that I was lying. I faxed the verifcation to them and they stated it wasen't a conformation. Still it was proof that I was online on the site and had made the payment. They stated that I must not have compleated the payment. I assured them I hit the submit button as I have every month for the past 5 years. I spoke with 3 separate reps two of which were condescending and rude letting me know they were not required to wave the $146 late fee. I had no choice but to go back and make another payment along with the extra fee.&lt;/p&gt;&amp;#13;

Even though I received a confirmation by e-mail stating that I successfully submitted payment, the payment does not post. Then CCO tries to charge me late fees. Ironically, I paid them on time for my so-called escrow overage too... through online banking, and it didn't post. I have a confirmation number from my bank and even CCO confirmed it went to the correct address. But, hmmmmm, didn't post. CROOKS!!!!!!!!!!!!!!! Can't reach them on the weekend... and their website SUCKS. It constantly locks you out --- and if it's on the weekend, you can't get unlocked. I hate CCO and cannot wait to refi with a mortgage company that appreciates a customer who still pays on time. SHAME ON THEM. BTW... they don't even deserve one star...&lt;/p&gt;... </description>
