booby says "Way overpriced for what you get!" about Balcones Ranch - Austiin, TX

This apartment complex is extremely noisy due to its proximity to Hwy 183 and poor quality construction. From inside your apartment, you can here neighbors talking outside like they were standing next to you. Noise from nextdoor, below, and above neighbors is also pervasive. Plus there are the black kids running around and blasting hip hop and crap music. Dog poop is every where you look so you better mind your step, even on the sidewalks. The parking situtation is the worst so this place isn't for some one who hates walking long distances from his or her vehicle. Utilities are certainly inflated and the trash valet service merely results in trash bags being scattered throughout the community even on days that the service is not offered. There are a bunch of lazy assholes that live here.

This place is the worst apartment in which I have ever resided. Fortunately I was able to purchase a home at the end of my lease. My recommendation is to stay away from Balcones Ranch...
...

jimboAC says "Buy a House, Get a Leaking Oil Tank for Free!" about Prudential Fox& Roach - - Margate, NJ

Purchase a house from this outfit, and you'll probably end up with a leaking underground oil tank. That's what happened to me when I dealt with two of Pru-Fox's "Sales Professionals"-- Mark Arbeit and Lou Solomon. Solomon listed my place for a totally degenerate mortgage broker and explicitly indicated on the place's MLS listing that the broker had completed a standard NJ Seller Disclosure Form which, of course, covers oil tanks. After I discovered the tank nine days after I moved in, Solomon pulled a 180*, saying, "Uh, yeah, well there really never was a completed form and the MLS listing was a, umm, a, ahhh, typo. Yeah, that's the ticket! A typo!" So, what's the lesson to be learned here? Don't believe one word any Pru-Fox realtor tells you about oil tanks. They'll stick you with one and yuk it up behind your back after they do! Oh, yeah, and what about Mr. Arbeit, the realtor who was supposed to be looking out for my interests? He's a real peach. I can't describe him any better than...
...

Loonz28 says "Ok but not great" about Sherlock Homes - Paul F. - Manhattan Beach, CA

Real estate agent recommend Sherlock Homes Inspection in Southern California, the inspector does a decent job but for me (being a first time homebuyer) he was not so complete. It seem like he was in a hurry and didn't point out all the defects in the house. I understand that I might be a little biased but I mean I don't have much experience and would like an inspector to go through and point out most of the important stuff. The report was semi generic and didn't contain too much details. He did take some photos of the defects and gave a brief summary at the end of the inspection which was helpful.

Overall the inspection process was average or a little above average. Cost was $350 and the process took only 1 and 1/2 hour (which was kind of too short).
...

mljt2922 says "Wouldn't use any one else - best service & honest!" about Leigh Bates - Keller WIlliams - Carrollton, TX

We used Leigh and The Trinity Group to sell our home after a bad experience with another agent. Leigh was honest and up front with us from the beginning regarding her expectations as well as what we would expect from her. Her pricing wasn't what we wanted to hear, but she explained in detail why it was in our best interest to price it correctly. She was right on with everything she said. The communication was better than we could have asked for. The marketing of our home was first class, and the home sold within 90 days, which we were thrilled based on the current market conditions. Not only did she sell it fast, but we sold it over list price!

We interviewed 3 other agents before we hired The Trinity Group. Honestly the reason that we chose them was because they discounted their commission on the sale of our home since we purchased another home with them. Most of the agents offered a lot of the same, but we are so happy we chose The Trinity Group.
...

The best thing about Lambeth House is the location. The worst thing about Lambeth House is the price but that's mainly due to the location. Lambeth House is right by Towson University and only half a mile from Towson Mall. Lambeth House has five floors with mailboxes on the second floor. Lambeth House also has great amenities including a pool, gym, and saunas. The landlord is very nice but is hard to reach sometimes. The maintenance crew is also very nice but they're not the fastest workers are and can take their time sometimes. However, they always do manage to get everything done. The main thing I don't like about Lambeth House is that pets are not allowed.
...

pitcherday says "It's OK to live on-post at Fort Hood!" about Fort Hood Family Housing - FHFH - Killeen, TX

I don't know if newcomers know that on-post housing for the Army is not run by the US Government. It's contracted out to a private company. On Fort Hood, it is run by Fort Hood Family Housing. In my experience they are a good housing contractor.

First of all, for some repairs, they will have priority status. One of the locks on my front door broke and even though I had another working lock on there, they came within two hours to fix it. I had to have other repairs done, too and I did not have to wait very long or call more than once like on other posts.

I don't know if there's a waiting list - there probably is. I did not have to wait. I lived on Osage Court in the Cherokee I village. I had two parking spaces, one covered. On other posts we had a parking lot and endless fights over who had what space. I kind of lived in a "no man's land." I lived on a corner with no street light and only the back yards of houses for neighbors. Kids never came trick or treating because it was always dark...
...

Markattheshore is the website for Mark Arbeit, a realtor with Prudential Fox and Roach in Margate, NJ. Mr. Arbeit and another realtor in this office-- Lou Solomon-- teamed up with a repulsive, "flipper" mortgage broker to stick me with the broker's house over a leaking oil tank. All three of these high-flyin', high-fivin' jokers think it's funny that they swindled me with this overpriced, POS house. You know what's really funny? You would think that a big outfit like Pru-Fox would do something to vet their lying, theiving "sales professionals." Well, think again. Read about Mr. Arbeit in The Washington Post archives for June 20 and 25, 1987, and then think about all the supposedly sophisticated suburbanites who actually trust Pru-Fox with keys to premises on which their young children might be present. Now that, my friends, is truly funny.
...

Also, the maintence people some have two cars and leave their work car in the tenants spot over the weekend instead of the maintence spots, what the hell is that all about, talk about selfish...
...

In today's market its reassuring that these two understand the value of my time and my concerns of buying or selling in this economy.

At one time, I was an Army Wife and found myself doing a lot of things sans hubby. Most of these required finding houses, schools, utility companies and so on for the "next duty station".

I was referred to this couple by a friend who was a former, and more than likely, future client. I first met them at another company and did dealings while there, but all of the business is conducted the same anywhere they go. I could relate to Marci since she was also an Army Wife, but she served as well. My husband and Curtis were able to build a rapport that made everything much easier. He has become accustomed to me doing everything and most of the time either didn't want to bother, or simply didn't have the luxury of time.

We were looking for a very simple house with minimal upkeep and still within our price and good neighborhood.
I moved into this place having it be the first place under MY name that I've lived, the staff always treated me well (if you can call the ONE person who works there "staff") But my new appartment came complete with a broken door, sawdust all over the cabinets, over 30 dead bugs in my windowsill, and a cracked bathtub.

Now I'm a 21 year old male and not a bitter old clean freak by far but this place was in pretty rough condition, the tub was fixed within a month but the door, that's another story, the worker came and took half the frame off and said he would return in an hour with it fixed, that's the last time we EVER saw him, we had the busted door for 6 months till we moved out.

The rent was cheap enough and we never had any major issues (besides the upstairs renters calling the cops on us for "loud noise" which the officer himself admited was uncalled for and quiet enough) If you want a decent place for a decent price this place works, but don't try to start a family here, there's enough......

The people running that place don't help or care...just talk down to you like your 5 and talk rudely until you leave. They set neighbors against each-other by telling one family to watch another and that family to watch them. You cant decorate for holidays or anything else because your items will be stolen or broken by the teens and certain adults residing there. Spring Meadows also will not let you out of your lease no matter what the situation is they are out for your money and don't care. Things never get repaired like they should and the apartments are cobbed together.
My husband and I lived at Beaver Brook Gardens garden apartment complex in Lincoln Park, NJ for just about two years and couldn't wait to get out! First they moved us into an apartment with roaches, and then tried to blame the bugs on us, saying we'd brought them with us! We had never even seen one before, and it was very clear they were coming from the adjacent apartment through a hole in the adjoining wall behind the stove/oven unit. I had to call every day for a month, threaten legal action, scream, cry, and record everything meticulously in written documentation just to get them to move us to another apartment. They never offered to replace all the personal belongings I had to throw out, and only reimbursed our moving expenses after written threatened legal action to the leasing company. The parking lots and garages of the units were constantly flooding, and there was a period of three days with no hot water due to one of the floods. After that, there was a non-stop beeping......

When my family moved to Austin, it was imperative that we find an apartment right away. After looking at only a couple of available places, we moved into Balcones Ranch in the Jollyville area of Northwest Austin. While we have enjoyed many aspects of living here, there are just as many that may cause us to look elsewhere when our lease expires.

The units are new, having been constructed in 2006. They are also fairly spacious, and feature nice balconies/porches. For a non-refundable $300 deposit, they allow dogs, with the proviso that one pick up after his or her animal. Unfortunately, I seem to be one of the few dog owners who bother to do so. The grass areas in the complex are minefields of dogshit.

There is a nice pool, a workout room, and a business center. Unfortunately, somebody stole the gym's plasma TV, which has since been replaced by a smaller set.

The rents are in the $800 to $1100 range, which are fairly reasonable, but for some reason the water and sewer bills have spiked in...
...

St. Croix is absolutely the worst place to live. Management is a joke the last company that was here were great, they actually made an effort to make you happy. Honestly, pay more for an apartment in Federal Way, because being cheap gets you what you pay for. Last year I moved in here as a last minute resort to be closer to my work and at the time it was perfect. The property was clean, if you had a problem it was fixed same day, no property damaged. Now the complex is falling apart, I would move out and break my lease but I'm to practical to give them even more money. For future residents seriously consider other apartments before this one specially if Glacier Management is running it.

p.s.

Nice area, ok apartments, BUT, management is THE WORST EVER!!! They are very RUDE and very unprofessional. Management is always busy or on the phone, and just to drop your check or other paperwork, you have to expect long delays and they are not friendly AT ALL... they are nice at the beginning when you are looking into moving in, but that's the end of it... They never pick up the phone... you leave messages, and nobody returns your calls... You always have to physically go in and talk to them if you want to get anything done.

I like the convenience of paying the rent online... it makes it really easy... no more checks to write...

Great location!!! Across from downtown Palm Beach Gardens, FL, close to movie theaters, restaurants, freeway and major highways...

Both bedrooms have walk in closets!!! I loved it!!!
Arin Yovanovich is a wonderful real estate agent. I would not hesitate to use her again. She goes above and beyond the call of duty and ensures that you are absolutely happy with all your decisions. I used her as both a seller agent and a buyer agent and was extremely satisfied with both services! I would and have recommended to my friends and family. Thanks Arin!...

Jessyka85 says "One Of The Worst Places You Could Ever Live!" about St. Croix Apartments - Federal Way, Wa, WA

If you're thinking about moving, DO NOT pick St. Croix apartments. This is the worst place I have ever lived. The managment is always changing, and the latest management team is almost always rude, well unless they're trying to lease an apartment then they're talkative, one of the maintence guys is extremly rude and unhelpful, and goes around all day trying to avoid real work by telling people they can't park in free spots. Our apartment didn't have a working sink for 1 month, our porch had a big hole in it, and just got fixed...6 months later. We have mold in our bathroom cabinets and they just don't care. The gym and tanning used to be open all the time, and now it's only when the maintence people feel like unlocking it, making it hard for almost everyone to get to it. They have insect problems in the office area. We always pay our rent on time, or before and they accused us (and others) of not paying and tried to evict a lot of us, even though we showed them the proof. I could write......

Anonymouse says "Dishonsest and unreliable; stole our house keys!" about Mark Mann - Remax - Barbara Mann - Greensboro, NC

We listed our house with Mark Mann at Remax. After more than a week of not being able to get our calls returned, we complained to the Remax corporate office. Mark claimed that we hadn't been answering our phone and that he had called us 3 times. We both have only cell phones that we keep on us at all times, and there were no calls from him. Then he came when we weren't home, took his sign from the yard and our HOUSE KEYS! We've complained to Remax several times, but it's been 3 weeks, and he still has the keys to our house....
