      <description>&lt;p&gt;I am very disheartened.  In March, the government introduced a program called Making Homes Affordable.  Under this program, homeowners would be able to refinance their homes to get a better interest rate and a more stable loan.  Everything that I have read about this program says that it benefits people who are doing the right thing, making their payments, and just do not have any equity in their homes.  It sounds great, right?  I say NO!!!&lt;/p&gt;&amp;#13;
&lt;p&gt;My husband and I are in a situation, probably a lot like many other homeowners.  My husband was in the military, and got stationed in an area that was part of the booming real estate market.  In the height of the market, we bought a house that we could afford, even though we were approved for more, and we did 100% financing.  This left us with 2 liens, under the 80/20 program.  We were not eligible to use our VA loan, because our loan amount exceeded the cap for VA loans.&lt;/p&gt;&amp;#13;
&lt;p&gt;So what is an 80/20?  Basically, you will hold 2 liens on your home: one that...&lt;/p&gt;... </description>

      <description>&lt;p&gt;I opened a refi with them that was a much lower interest rate then my previous fixed mortgage also with Guild.&#160; It was their version of Obama's &quot;Hardship&quot; mortgage.&#160; When I looked over the Payoff Statement initially, there was about $6,000 in closing and points fees.&#160; I gulped this down as I needed the monthly savings of $200 that bad and figured about $2500 was tax-deductible points.&#160;&lt;/p&gt;&amp;#13;
&lt;p&gt;After 8 weeks, I still didn't have my approval and had to play email and phone tag trying to reach someone over there.&#160; Forget your loan agent.&#160; He drops you once he has you sign the initial application papers.&#160; Finally, speaking with a &quot;supervisor&quot; the story now goes the interest rates are higher, my savings would only be about $100/month and my loan amount is $6,000 less so I need to come up with almost $7,500 out of pocket for the closing.&#160;&lt;/p&gt;&amp;#13;
&lt;p&gt;That wasn't insulting enough, the underwriter just wrote and asked for a mountain of additional paperwork.&#160;&lt;/p&gt;&amp;#13;

      <description>&lt;p&gt;I have been attempting to work out a modification on my current CCO Mortgage due to a divorce and now have a single income.&#160; I would be able to afford lower payments if they would switch the loan back to a 30 year instead of the 15 we had as a couple.&#160; They did not approve me for a modification; but threatened to foreclose unless I signed a re-payment plan.&#160; I have been struggling with the higher payments for 5 months and called to work out another re-payment plan and was told I could not qualify for a modification while on this repayment plan.&#160; So if I stop the repayment plan...then I will be eligible??&#160; OK..so I asked the same day that my payment was due (which I did not have enought to pay) if they would send me the paperwork for the modification stating a hardship....(this was the 3rd time I had filled out this paperwork....and 2 weeks later I did not receive any documents.&#160; So i called back to have them send out paperwork and they did not know why I didn't receive the others....and...&lt;/p&gt;... </description>

      <description>&lt;p&gt;When I bought my first home it was with countrywide, the agent was friendly and worked very hard to get me into a house.&#160; Since self employment is my motto it makes it very difficult when trying to qualify income except with previous tax returns. Since I am a long distance trucker there are some tax breaks that help lower taxes but also lower my actual income and the agent from Countrywide worked closely with my accountant for the details to qualify me for a mortgage. I was totally impressed with the quality of service.&#160; When a medical injury cost most of my income to dissipate Countrywide again worked with me to keep me in my house.&#160; It was an impressive job of customer service and I will be forever gratefull for the caring representation of the folks at countrywide.&#160; Unlike other borrowers they never bundled and sold my mortgage for profit at the time so luckily it was always the same folks that worked with me so they new my history of ontime payments and were always there to help...&lt;/p&gt;... </description>

      <description>&lt;p&gt;From my experiences with Countrywide I think they must be one of the most disgraceful and incompetent lenders. I had the misfortunate of having a mortgage and HELOC with Countrywide. Below are the main issues I had:&lt;/p&gt;&amp;#13;
&lt;p&gt;Unauthorized credit report pulls: When I was a Countrywide customer, they called me on 2 separate occasions to ask if I was interested in refinancing. Both times I asked what the rate was and since they were unappealing I declined. Yet it turns out they pulled my credit report each time without telling me just to give me refinance rates during a 1-minute phone call!&lt;/p&gt;&amp;#13;
&lt;p&gt;HELOC woes: HELOC fees were exorbitant. For a $25k draw they charged $669 origination and $455 termination fees. I was refinancing with another lender and needed the HELOC closed ASAP. Even after I paid off the HELOC account in full, it took Countrywide 6 weeks to close the account. And that was after paying a $30 &quot;expedited payoff fee&quot; plus 4 phone calls and 2 visits to the local branch.&lt;/p&gt;&amp;#13;

      <description>&lt;p&gt;I reciever an automated call Fromm CCO Mortgage stating I had not made my monthly payment. When connected with a customer service rep, I told her I had attempted to make my online payment on Friday, however the system stated it was down and I should try again later. I logged&#160;in on Saturday and made the payment, which was actually the due date. I printed out the verification. The rep proceeded to tell me they had no record of my being online either day, inferring that I was lying. I faxed the verifcation to them and they stated it wasen't a conformation. Still it was proof that I was online on the site and had made the payment. They stated that I must not have compleated the payment. I assured them I hit the submit button as I have every month for the past 5 years. I spoke with 3 separate reps two of which were condescending and rude letting me know they were not required to wave the $146 late fee. I had no choice but to go back and make another payment along with the extra fee.&lt;/p&gt;&amp;#13;

      <description>&lt;p&gt;We recently obtained a home mortgage through Wells Fargo.&#160; I compared four different companies - Wells Fargo had the best interest rate without paying points, and average morgtage fees.&#160; Yes, the number of different fees&#160;was outrageous - but that's an aspect of the entire industry, not just Wells Fargo.&#160; The mortgage representative was friendly and helpful - I worked with the same person throughout the entire process.&#160; Underwriting went smoothly, and when calling customer service I got a&#160; real person in less than a minute (despite calling at peak times).&#160; Overall I'm pleased.&lt;/p&gt;&amp;#13;
&lt;p&gt;However, we almost were hit with a gotcha regarding the payment schedule.&#160; I originally opted for the bi-monthly payment.&#160; The idea was that some of the principle amount would be lowered two weeks earlier than with a monthly payment - thus saving us a little interest over the long haul.&#160; I believe most folks familiar with basic finance would expect the same.&#160; However, they don't actually apply the first...&lt;/p&gt;... </description>

      <description>&lt;p&gt;I had a few problems with wells fargo when they would they would charge me account fees and i wouldnt know for a couple of months unless i checked on line.&#160; Then it would be a huge hassle to get them to reverse the charges.&#160;&#160; they told me that they are automatic and go on and they have to go in a manually to take it off.&#160;&#160;&#160; I finally got tired of having to look for these charges so i closed my account.&#160;&#160; On a good note they do have a good kids program and it is free.&#160; Not a lot of interest but a safe place for their money to learn how to use a bank account.&lt;/p&gt;... </description>

Countrywide has been under investigation for over three years.&lt;br/&gt;Even though they are now owned by Bank of America things have not improved&lt;br/&gt;or changed. Even though they have been sued by 10-15 States they are playing&lt;br/&gt;the same tricks. Yes, they are trying to stay away from Sub-prime exotic mortgages&lt;br/&gt;but whether you are a new applicant or a current mortgage holder with them they&lt;br/&gt;still have horrific accounting policies and inaccuracies that cause migraines.&lt;br/&gt;They will ask you to fax them-they lose all your documents. Customer Service is&lt;br/&gt;absolutely obnoxious and practically non existant.&lt;/p&gt;&amp;#13;
&lt;p&gt;Their Mortgage Servicers are actually COLLECTION Agencies. &lt;br/&gt;They are continuing to ignor the new FED RULES&lt;br/&gt;and individual States directives of the Class Action Suits.&lt;br/&gt;They wasted the bailout dollars from T A R P funds and are not assisting&lt;br/&gt;their current qualified Mortgage holders.&lt;/p&gt;&amp;#13;

Even though I received a confirmation by e-mail stating that I successfully submitted payment, the payment does not post. Then CCO tries to charge me late fees. Ironically, I paid them on time for my so-called escrow overage too... through online banking, and it didn't post. I have a confirmation number from my bank and even CCO confirmed it went to the correct address. But, hmmmmm, didn't post. CROOKS!!!!!!!!!!!!!!! Can't reach them on the weekend... and their website SUCKS. It constantly locks you out --- and if it's on the weekend, you can't get unlocked. I hate CCO and cannot wait to refi with a mortgage company that appreciates a customer who still pays on time. SHAME ON THEM. BTW... they don't even deserve one star...&lt;/p&gt;... </description>

      <description>&lt;p&gt;I have dealt with several banks in my time and Wachovia is the one that i consistantly use for all of my checking and savings transactions.&#160; They have great customer service and product to assist the average American Joe.&#160; I moved to the West coast where there were far and few, so i tried a couple of others so i would have a local brach-- not impressed (primarily Washington mutual)&#160;Anytime I have had an issue, I have been treated eith respect and courtesy.&#160; 90% of the time my issue has been resolved.&#160; The 10% ,i think, was an overdraft that was my fault and i didn't get all of the credit back :(&lt;/p&gt;... </description>

THEY ALL GAVE ME MIXED INFORMATION ON MODIFICATION OF MY CURRENT LOAN AND WHEN I NEEDED A TRANSLATOR THE TRANSLATORS WERE VERY ROBOTIC, DEPRESSED HATING LIFE INDIVIDUALS THAT DIDNT HELP AT ALL . NONE OF THE TRANSLATORS DID ANYTHING MORE THAN REPEAT WHAT I SAID AND WELLS FARGO ASSOCIATES REFUSED TO HELP ME IN ANY WAY BY PHONE AND KEPT INSISTING ON SENDING ME SOME &quot;PACKET&quot;.       <description>&lt;p&gt;My husband and I went with Wells Fargo to buy our first house. &lt;/p&gt;&lt;p&gt;We offered 26% down, both have excellent (&amp;gt;800) credit scores, no debt, and steady jobs with a low debt-to-income ratio.&#160; Basically, we are the perfect loan candidates.&lt;/p&gt;&lt;p&gt;Yet, it's taken over 90 days and it looks like Wells Fargo may still fail to complete our loan documents in time for close.&#160; &lt;/p&gt;&lt;p&gt;The whole pitch they gave us was that they were reliable and would close on time.&#160; HA.&#160; Our guy was COMPLETELY unresponsive until I asked if he was too busy to handle our loan, and whether we should work with someone else.&#160; After that, he started responding to emails, but always, it was with empty promises that everything was on track and ready to go.&#160; Then, surprise, surprise, at the last minute, he'd need another copy of this or that statement.&#160; We'd hear nothing for days, I'd write to check in, and then he'd suddenly remember needing a copy of something.&#160; Ridiculous.&#160; It was pretty obvious that we were on the back burner until...&lt;/p&gt;... </description>

      <description>I recently tried to refinace my mortgage thru CCO.&#160; Their representative never had the answer to my questions and did not volunteer to find the answers but even suggested to me at one point to do my own research and find the answer.&#160; Isn't that why we pay these people? To find the answers.&#160; If I had the answers or wanted to find them I would be a mortgage broker and not involved in my current profession.&#160;&#160;&#160;My phone calls were never returned in a timely&#160;manner if at all.&#160; I&#160;was under the impression that&#160;I was closing on a certain day and made sure to be available.&#160; I was told that i would be called the day before...no phone call of course.&#160; I ended up cancelling the entire refinance at 4pm the day I expected to close because there was just no communication and I was going to lose my interest rate by waiting til the next week.&#160; &#160;If I treated a client such as CCO has treated me I would either be severly reprimanded or even fired!&#160; I am not allowed to go home at the end of the...... </description>

(I still had phone calls from others even then, but they told me Mr. X asked them to call - I guess he figured that wasn't someone else).&#160; I am one day away from closing and have had at least 35 phone calls between us, mostly calls asking for paperwork I had already sent them (up to 6 times for the same item).&#160; I honestly don't think we will settle tomorrow because I found about 12 errors in the closing paperwork, including an increase in the points I have to pay even though I have a locked in rate.&#160; The amounts for pay-off of the old mortgages (I have 2) are wrong because they got them over a month ago and I've made another payment.&#160;&#160;&#160; Someone filled out the loan application I'm to sign with overinflated values.&#160; My home worth $200000 is down as worth $400000 altho I gave them the correct price.&#160; One of those 14 people filled it out.&#160; The closing statement will require me...&lt;/p&gt;... </description>

I have been in communication with them nearly daily, initiated by me, and they still can't get it together. I asked weeks ago if there was any other info they would need from me. I was assured they did not need any more info, then they started asking for more paperwork the day before I was supposed to close (the second time). They then asked for me to file an addendum to extend the close date 1 week &quot;just in case&quot;, now 1 week later I have still not closed! For some reason your loan has to go through multiple people to process. My initial Mortgage officer has been helpful, but then it had to go to underwriters and processors who have been slow, rude, and mostly useless.... </description>

      <description>This company lost payments, increased payments, took double payments from our personal account, put an unauthorized escrow on our account which included taxes, insurance and water and sewer. There was no need because we were never late on any of them. Then continuously applied payments to the escrow instead of to the balance due, put negatives on my credit report claiming that we were late after they applied it elswhere.&#160; After I reported them to the BBB they responded to me by trying to charge me $40 for a payment over the phone. This is a company that is very slimy in how they deal with there customers because according to an Attorney I spoke to, it is legal,&#160;&#160;&#160; Slimy but legal... </description>

      <description>&lt;br/&gt;&lt;br/&gt;&#160;&#160;&#160;&#160;&#160;&#160;&#160; A Home equity loan for a 2nd mortgage through NetBank was refined by me in Dec. 2004. There was a zero balance on the loan. After I refinanced, the loan was sold off to GMAC, in Jan. 2006, who then sold it to this bunch of crooks in Nov. 2007. Then the letters from them began- I owed then $75 for my loan. I NEVER HEARD OF THIS COMPANY AND NEVER HAD ANY DEALINGS WITH EITHER THEM OR GMAC. My other loan had been refined in Dec. 2004, as previously stated. I have sent this company copies of the payoff from 2004, letters, and etc.... Now this company says since there was never a &quot;Release of Lien&quot; prepared and no recording fee paid, I owe them $35 to close the account. I showed the letter to my attorney, who said he has NEVER heard of such a thing. I will report these crooks to the FDIC! But, I will pay them the stinking $35 just to get them off my back! This is money I do not owe! By the way, this company is a subsidarary of Wachovia- just thought you'd want to know. I would never...... </description>

      <description>&lt;p&gt;I didn't have a choice when my orginial mortgage company sold my mortgage to everhome. I've had nothing but delays and problems for 4 years! This year, everhome has not given me my escrow check so i can pay my mortgage. it's now the first week of march, and my tax payment keeps going up with no end in sight. Everhome continues to give me the run around, and with the service they provide (or the lack there of) i can't talk to anyone that could actually help. I don't blame the customer service staff, it's not there fault! I've now reported everhome to the state and hired a lawyer to get my money. &lt;/p&gt;&lt;p&gt;&#160;&lt;/p&gt;... </description>
