 Home Buyers Should Find A GOOD Real Estate Agent (translation - not your aunt, neighbor, or part time agent friend) and Strongly Consider Listening To Their Experienced Recommendations. 

     It is very wise to shop around to a few local lenders to find a mortgage for your home loan or refinance loan.  As team leader of the SearchPittsburghHomes - Dot Com Team at Keller Williams Real Estate Professionals Pittsburgh, I have found that a few home buyers simply don't listen to good advice on this.  Here are a few bullet points for home buyers to consider from a real estate agent who has seen home buyers have great experiences and terrible experiences too!

    First of all, we recommend that you get your mortgage locally (not on-line or from an out of state lender with no local offices).  If something should go wrong during the process, you need to be able to go and actually meet with your lender.

  Second, don't think that you are going to get a better deal (or preferred treatment) from some bank or lender that "You have been with for a long time".  Buyers often think this and could not be More Wrong.  You need to remember that you are only a number with them and absolutely nothing more.

  Third, it's a good idea to go to a well established company that is in the primary business of lending for home loans and works with multiple lenders.  Don't go to a bank because Banking is their primary source of business not Home Lending.  A bank will almost always limit you to only the programs that they offer regardless of how ill fitting those programs may be to your needs.  A good loan broker (such as Federated Mortgage in Pittsburgh (PittsburghMortgageCenter - Dot Com ) works with many lenders and can therefore have much more flexibility to match you to the lender / loan that is right for you.

  Fourth, after talking with a few different loan officers, if you find that all but one tell you that you are not eligible for a specific mortgage loan / program, you should be suspicious of the one who says that they can do it for you.  Twice this year we have seen home buyers get Screwed by reputable local banks who promise the world and then say "Whoops you don't qualify for that program".  By that time, it is usually too late for the home buyer to switch to a different lender as there isn't enough time to start over again and still close on time.

About Wells Fargo:  They have great rates and their fees are generally pretty good. 

HOWEVER:  Their service level is Absolutely Terrible and their speed of processing a loan is Slower Than Slow.  More than one of our buyers have had their closing delayed because of slow service from Wells Fargo. Also, they sometimes make mistakes which can cost the borrower big bucks and perhaps hurt their credit rating too.  When they make a mistake, it is very hard to get it corrected because the company is So Large that "The left hand never knows what the Right hand is doing".
