Wells Fargo Home Mortgage — 

STAY AWAY FROM WELLS FARGO HOME MORTGAGE.  A VERY BAD COMPANY TO GET A MORTGAGE WITH. 

My husband and I have refinanced our home to get rid of Wells Fargo Home Mortgage.  They went into our bank account to get their money, and took it out on the wrong day of the month.  We called, and we begged, but they still gave us the run around about putting back our money.  We told them we had other bills that are due to be paid on the 1st of the month, and that money needs to be put back or we will incur late fees, and overdraft charges.  One person said to write a letter and fax it in.  Another said, to fax a copy of the bank statement showing where they took the money. We did all we were told to do, but to no avail.  I said to them, "look on our record that is in your files," you will see that you have the money and it cleared our bank.  I called the next day, and got a supervisor, who was literally rude and didn't care if our other bills would not get paid.  She said, "There is nothing more I can do."  After getting the run around for a whole week, we wrote a letter to the Better Business Bureau. 

After a week, they put the money back into our account, but charged us a $10.00 fee to bring the account current, even though it was not late.  I wrote the BBB back and told them, that I was not satisfied with the response to their letter.  I want them to remove the $10.00 charge from our account.  Another time I looked at my account, and found out that they took $298.00 from our escrow account.  I was getting ready to write another letter to the BBB or attorney general, but they put it back.

My sister also has Wells Fargo Home Mortgage, and she said they call her every 2nd of the month and harrass her for the mortgage money.  It clearly states on every mortgage note I have ever seen, that you have a 15 day grace period, and then your mortgage is late after the 16th of every month.

I tried to get Wells Fargo to refinance my mortgage and was told that the interest rates that the government just lowered was not for mortgages.  I called National City Mortgage, and was told that I could get a 5.5% interest rate, and that is what we got now, after our refi went through.

I WILL NEVER DO BUSINESS WITH THIS COMPANY AGAIN.

It is a shame that we do not have many people like you out there, that really care about the customers. I remember back in the old days, when we had the mom and pop shops, we got exceptional and quality customer service. I am just glad that there are still a few of us left, because respect is becoming a dying art. It's a real shame, when you have a good company or a good doctor for that matter, but lousy people who work for only a check, and nothing else. I took on the role of travel agent, because I love to work with people and help them. Every job I have ever worked in has been in the public sector. I am also the president of my homeowners association, and I have received so many compliments on being a good president. I thoroughly believe that, if you take a job, try to get one that you truly enjoy doing. Otherwise, your work shows up in disgruntled customers.

Congratulations for being one of the good people who truly care.

I agree. I think the biggest problem with companies large and small is the amount of training or lack thereof for their employees. I honestly believe that some of the people who are calling think they are doing the job they were hired to do however too many times it is a lack of customer service skills or knowledge in the particular industry that causes such a mess.

I am glad to hear you take such good care of your clients. I and the group that I work with know that without customers we would all be out of work. I pride myself on taking care of my clients and always being available to them. I truly believe in treating others as you would like to be treated.

Congratulations on your success with your business and wish many years to come.

I appreciate your comment and reply, and I agree that it is a lender courtesy to the customer, as far as the grace period. However, when you sign a contract, it is a legal document, and all parties that sign, also agree to the terms. Therefore, if your note states that you are late after or by the 16th, then they have every right to assess a late fee. If you are 30 days past due, the lender can send your account activity to the credit bureau. Prior to your being late, a lender that has you setup on automatic draft should be aware that they can get their money from your bank account. I do appreciate a lender calling me if they do not get their money by the date agreed upon. That lets me know that there is a problem at the bank.
I just wish that lenders would train their staff to treat its customers with proper respect. Just because you are in a position of power, doesn't mean you should walk all over people. A lot of business owners have no idea how their employee's are treating their valuable customers.

After I left the real estate industry, I opened my own travel agency, and have been working in this industry for over 18 years. I have a loyal customer base, and they are treated very well. I am a sole proprietor, and no one better to take care of my customers than me.

I sincerely hope that you, as a lender, will be sure to remind your employee's that without customers, we make no money. Customers are the backbone of any business, and its success. I am glad that you have never had a problem with Wells Fargo, and that is wonderful. I wish a lot of others could say the same.

First of all, my first comment was not meant to be nasty. Secondly, let me clarify something as well. As a former Realtor, I'm sure you do know the real estate laws but that doesn't mean you know the lending laws. I am currently a lender and I know the lending laws. You said it yourself in your above comment, all mortgages are due on the 1st of the month. Actually look at your Note, not a coupon book. The Note is the legal contract. It clearly states your payment is due on the 1st of every month. After you look at that, go to the section that talks about late charges. And I quote "If the Note Holder has not received the full amount of any monthly payment by the end of 15 calendar days AFTER the DATE IT IS DUE" then you will be assessed a late charge. Being given a grace period to avoid a late charge is a courtesy from the lender. If it wasn't due until the 15th, the Note would say so. It does not. The only thing I would like people to come out of this discussion with is read, read, read. Make sure you understand everything you sign.
If you or your sister are complaining about the automatic draft then I can understand and would probably complain too. From what you have said you did everything you were asked, to no avail. It sounds to me like you need to lay the blame on the auto draft rather than the due date.
I also realize there are alot of people unhappy with Wells Fargo. There are also alot that are perfectly happy with them. I'm sure every lender has people that hate them and others that love them. It is all about our own experiences with individual companies. I personally have owed 2 homes, both of which were financed by Wells Fargo and I've never had any issues. I really am sorry you had problems.

Wells Fargo is an awful mortgage lender to do business with. If my loan is ever sold to them idiot's, I will make a formal complaint with the federal insurance commissioner in my state. I never want to do business with these jackals ever again. They should be run out of business, and the government had better stop helping these bums. If you still have them, refinance, and get rid of them promptly. Wells Fargo could care less about it's customers.

I complained about them calling me as well, and my account was also setup on an automatic draft. In case you didn't read the Wells Fargo reviews, go back and read them again, and you will see that many people hate Wells Fargo, and with good reason. No mortgage company should be calling your home on the 2nd of each month. Who wants a mortgage company calling them every month for 30 years????

My husband and I have been in our home for 3 years first time home buyers. We also have Wells Fargo. Last October we were trying to work with Wells in redoing our loan, and after 3 months of them telling us not to make our payments so the modification would go through. Wells denided our Application. So they started us into Forclosure. We had to get the help of a lending group to help us. We were getting more behind on our morgage because Wells kept telling us not to pay so we can be approved for a modification. Finally after getting ride of the Lending group and working with Wells for 6 months, Wells said they will be sending us the papers to sign for our modification that was approved, but it has been 2 months and we still do not have the papers. Another thing that makes me mad with Wells it you can never talk to the same person we have been messing with Wells on getting our loan modified for a year and we have NEVER talked to the same person. Wells said that there are to many branches to be able to talk to the same person.

Just one comment about the due date of your sisters mortgage. If you read your note a little better you will clearly see the the actual due date is the 1st of the month. If it is not paid by the 1st, it is late. The grace period of 10-15 days is a courtesy only. In my opinion, your sister has no right to complain about getting calls on the 2nd.

First of all I do not work for Wells Fargo however I am sorry that you had to go through that. My expierence has been quite the opposite maybe has something to do with my location.
