My fiance and I had mixed feelings about the Royal Kona Resort and would recommend this hotel to others only on the condition that they know what they may be getting themselves into. This is a beautiful hotel right on the water in Kona.  There are no beaches int he area but they have built a sandy area and a private saltwater lagoon.  They grounds are lovely and well kept.  Convenient location near several restaurants and bars, and a convenience store across the street.  Two of the three towers have recently been renovated, so be sure to request one of the renovated towers when making a reservation.

The Royal Kona Resort was in an excellent location to enjoy the town of Kailua-Kona as well as the beautiful sunsets across the bay. Numerous resturants, bars, and shops, as well as some of the historic sights, were within easy walking distance of the resort. The bar is open on one side with a terrace on the bay which allows one to bask in a gentle breeze while enjoying a Mai Tai, and watching the sun set over the bay. Gorgeous! Upon arrival I (and every one else I heard being checked-in) were told that the Bay Tower in which we had our discounted room was under renovation and might be very uncomfortable because of construction and the rooms were very run-down. I (and others) were encouraged to upgrade to rooms in the Alii tower (main building) for an extra ten dollars a night (I had already upgraded to a superior room in my initial reservation). I did so after viewing workers throwing debris into a large dumpster and scaffolding hanging by ropes over the sides of the building. I upgraded. We loved the architecture (pure beachfront sixties), especially the large open expanses of the newly re-opened Don the Beachcomber restaurant. The new owners bought the name from the famous restaurant in honolulu, and it lives up to its name. On a weekend evening we heard conversation from locals at nearby tables. We liked the fact that the service was friendly and helpful and the staff was trying harder to please than were the ones at the overpriced restaurant at the Grand Hyatt at Poipu. Truly, the sheets felt very good after each long, full day of activities on the Big Island. But without a rental car, having to spend much waking time at this hotel wouldn't have been fun at all. The pool was not the least bit tempting. It was supposedly recently remodeled, but you couldn't tell that from our room. The bathroom really, really needed to be redone. The maid did clean it daily, but maintainence is sorely needed. (the corners had build up of some dark substance that I hope wasn't mold. The rubber stopper in the tub was a total turn off. Unless you are stay in a mega resort up the coast in waikoloa, pretty much all the hotels in this area are older and about the same condition. This is not a bad thing, but you just need to be aware of that. The big island is really different from Oahu. Just think of Oahu but about 15 years ago. There is also a much older crowd at the hotel and the town. If you don't like the busy congested feel of Oahu then the big island may be the place for you. Just stay away from Hilo. We love the private balcony and the views were breath-taking. The grounds were well maintained and the landscaping was exceptional. The room was comfortable and clean. We were disappointed with the dinning options. When we arrived at the dinning room the hostess greeted us like we were a bother and seemed irritaded that we did not have a reservation. She stated that we could not get into the resturaunt until 8:45 p.m., which was over an hour and a half wait. I loved the location of the Royal Kona - right by the ocean and within walking distance to the village. All the staff was very friendly and helpful, and the grounds, restaurant and gift shop were lovely and well maintained. The garden room I stayed in was clean but needed upgrading - the bathroom floor had holes worn through the linoleum and the carpet needed replacing, which made it feel more like a roadside motel and somewhat detracted from the overall ambience. Bad: You have to request more than 2 towels in your room over and over again, even if there are 3 family members (housekeeping could not remember this); no new beach towels every day except on request; must pay to stow luggage after check out for a couple of hours; ver small bathroom; small pool and no jacuzzi; pool closes at 8 p.m. so cannot take a swim after dinner; lots of deferred maintenance (rust, tiles missing by elevator, missing grout in bathroom, lots of dead bugs in chandeliers, dirty elevator). The Royal Kona Resort was everything we had hoped it would be in terms of comfort, convenience of location and fun. Our room was in the newly renovated building and had a beautiful partial ocean view from the lanai, two queen sized beds, and kitchenette. The bathroom was small, but adequate. The kitchenette had a small fridge, which was very convenient and a sink. It would have been nice to have a small microwave as well. my girl and I booked 3 nights at the Royal Kona Resort and had an incredible time. We got there about 3 hours prior to normal check-in time and they put us in a room immediately. Not only that, but they upgraded us for free to an ocean view room! Although there was construction going on, it didnt affect us in the least. We were assured that we could be moved to another room if we were bothered by the noise. Very comfortable room with a stunning view. Nice balcony. The Royal Kona Resort was a nice place to stay in Kona for a week -- but only because they upgraded my room to one in the renovated tower. I later had the opportunity to check out one of the value standard rooms in the other, unrenovated tower, and it was pretty bad -- old (peeling, faded wallpaper), view of the parking lot, smelled of mold. My room, however, was very nicely decorated, large, and comfortable. The location is good, too -- right at the end of the main touristy district, close enough to walk to shop and eat, far enough away to be out of the noisy hubub. The Royal Kona Resort was located in the heart of Kailua-Kona, you could walk to town easily and also to Huggo's Restaurant, a wonderful dining experience. The room was clean but needs updating, well worn but decent. It's a good value for the money, as we had a partial ocean-view room and the view was great over the lagoon. We could also hear the waves and left our door open for that, very nice! HAve never gotten that good of a view for the price anywhere else in Hawaii, EVER!
